Then:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>COVID hit<\/li>\n\n\n\n<li>The gym shut down (twice)<\/li>\n\n\n\n<li>It reopened (twice)<\/li>\n\n\n\n<li>The building was sold<\/li>\n\n\n\n<li>Simon had to start over from scratch<\/li>\n<\/ul>\n\n\n\n<p>So, he dropped another $3.2M to rebuild. Then he worked on superyachts, but eventually wanted a career change.<\/p>\n\n\n\n<p>So, he became a personal trainer, spent 10 years in the industry, and dreamed of building a 5-star gym oasis where rich people could train comfortably, with:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Top-tier\u00a0<a href=\"https:\/\/usekilo.com\/this-7-figure-gym-has-1400-members\/\">hospitality<\/a><\/li>\n\n\n\n<li>Concierge-level service<\/li>\n\n\n\n<li>A holistic approach to mind, body, and soul<\/li>\n\n\n\n<li>A\u00a0<a href=\"https:\/\/usekilo.com\/these-gym-owners-built-world-class-communities\/\">world-class community<\/a><\/li>\n\n\n\n<li>Luxury amenities<\/li>\n<\/ul>\n\n\n\n<pre class=\"wp-block-preformatted\">\ud83d\udcac Simon was inspired by premium concepts like\u00a0<a href=\"https:\/\/www.equinox.com\/\" target=\"_blank\" rel=\"noopener\">Equinox<\/a>\u00a0and\u00a0<a href=\"https:\/\/www.sohohouse.com\/en-us\/\" target=\"_blank\" rel=\"noopener\">Soho House<\/a>. He wanted SOMA to look and feel like a high-end restaurant or spa when people walked by.<\/pre>\n\n\n\n<p>He planned to offer:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Personal training<\/li>\n\n\n\n<li>Group circuit classes (HIIT, strength, stretch &amp; mobility)<\/li>\n\n\n\n<li>Reformer Pilates<\/li>\n\n\n\n<li>A recovery center with saunas and cold plunges<\/li>\n<\/ul>\n\n\n\n<p>And got a space right in the heart of Sydney\u2019s business district. They eventually dropped the price and grew to 375 members.<\/pre>\n\n\n\n<p>And just 6 months in, COVID hit:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>The gym shut down for 5 weeks<\/li>\n\n\n\n<li>Pivoted to online training, outdoor workouts, and in-home sessions<\/li>\n\n\n\n<li>Reopened, then shut down again 6 weeks later<\/li>\n<\/ul>\n\n\n\n<pre class=\"wp-block-preformatted\">\ud83d\udcac After the second shutdown, a bunch of nearby gyms closed for good. But SOMA stayed afloat thanks to members who kept their memberships during the lockdowns.<\/pre>\n\n\n\n<p>Then Simon found out Chifley Tower was sold for redevelopment. He had 6 months to find a new space and build out a 7-figure gym from scratch (again \ud83d\ude43), all while dealing with skyrocketing costs post-COVID. He did, however, end up negotiating a $1.8M payout from the landlord.<\/p>\n\n\n\n<pre class=\"wp-block-preformatted\">\ud83d\udcac If you\u2019re a gym owner in a similar situation, consider hiring a professional to help negotiate these kinds of deals.\u00a0<a href=\"https:\/\/usekilo.com\/this-gym-owner-made-2m-hasnt-paid-rent-in-3-years\/\">Jared Byczko<\/a>\u00a0made $2M and hasn\u2019t paid rent in 3 years because he kept saying no to a developer eager for his space.<\/pre>\n\n\n\n<p>He found a space under a 5-star hotel that offered to pay him 10k a month for their guests to use SOMA. But after spending $40k on the design, Simon pulled out of the deal because he realized guests wouldn\u2019t&nbsp;<a href=\"https:\/\/usekilo.com\/how-to-make-your-gym-brand-irresistible\/\">respect the brand<\/a>&nbsp;like members, and he didn\u2019t want to risk damaging the club\u2019s premium reputation.<\/p>\n\n\n\n<p>So, Simon found a new location with:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Cheaper rent at $375k a year<\/li>\n\n\n\n<li>A good landlord<\/li>\n\n\n\n<li>A $2M incentive (50% cash, 50% rental abatement)<\/li>\n<\/ul>\n\n\n\n<p>And spent $3.2M to build it out.<\/p>\n\n\n\n<pre class=\"wp-block-preformatted\">\ud83d\udcac Apparently, that same site is a graveyard for gyms \u2014 5 have already failed there. Prices will go up to $111 a week in January, but Simon says people are willing to pay for cleanliness, great hospitality, and a beautiful space.<\/pre>\n\n\n\n<p>And for an additional cost, members can add:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>An overnight locker and laundry service for $28 a week<\/li>\n\n\n\n<li>A 45-minute 1:1 personal training session starting at $145<\/li>\n<\/ul>\n\n\n\n<pre class=\"wp-block-preformatted\">\ud83d\udcac 50% of SOMA\u2019s revenue comes from personal training, and Simon plans to grow it to 65% next year.<br><br>He recently introduced a 60-minute complimentary consultation for anyone interested in personal training, including body scans.
